Restricted site and access
This development was undertaken on an existing garage site in the middle of a housing estate. The challenge for Composite was to build five three-bedroom houses of two and three-storeys on a site with restricted road access, enclosed by 15 neighbouring boundaries, and creating minimal inconvenience for the existing tenants. A dedicated access was maintained throughout the construction period for one neighbour.
Composite encompassed the Government’s ‘Modern Methods of Construction’ by using its timber volumetric modular solution.
After demolishing existing domestic garages and clearing the site, laying foundations and drainage, Composite laid beams in preparation for the support of the modules. The modules, which took just three days to erect, were then clad with traditional concrete roof tiles and site-laid brickwork.
By using timber volumetric modules Composite was able to provide a quality product, with the kitchen and bathroom fully fitted out off-site. As a result of reducing the number of on-site trades, vehicle movements and disruptions we improve site safety. The development was completed in 21 weeks, which is half the normal period for such work, and achieved a ‘very good’ EcoHomes rating.
